Service property trust is a REIT which is owning hotel properties under also provides hospitality and travel services. The company is having their properties located in US Canada and Puerto Rico. The company operates under international recognized brand names including Marriott Hyatt Radisson Crown Plaza and Sonesta. One of the technologies that the company need to use is cloud-based property management software (PMS) which is enabling the company to be able to regulate guests to check in through their mobile devices at their convenience. (Faragardi, et al., 2016) The technology will also provide the guest with a vacation rental app which they can rent online and walk straight away to their rooms when they check-in. The technology is also using keyless entry technology which is helping in enabling the clients to a side step the front desk entirely and access their rooms using a smartphone. It is observed that it becomes very easy for loyalty members to check in using their mobile phones and also request keyless entry which is making management efficient and more convenient (Bruin & Florida, 2017). This artificial intelligence technology will make it very easy even for clients to be able to pay from their mobile phones. The technology will also provide a texting concierge service. This service makes it easy for the plans to be able to text their questions and request room services.
Some of the reasons why the company needs to adapt to the use of cloud-based property management software are that it is going to be efficient due to technology. Due to the COVID-19 pandemic, most hotels have adopted a new technology that requires the use of keyless services and less contact to avoid the spread of the COVID-19 virus. In addition to this, the company is also likely to have a competitive edge due to the digital transformation which is making the company remain ahead of the rest in the competition. When the company adopts this new technology, it will allow the businesses to offer what other hoteliers are not offering and this is going to boost their revenue streams while also providing value to their customers. It will be easy to engage in remote work, especially during natural disasters. Investing in remote collaboration and communication is likely to simplify the work providing clients with an opportunity to collaborate, communicate and access services using mobile phones (Zhou & Cao, 2017). This technology is also going to be an advantage because it is going to provide a robust workflow which will enable the integration of interview-dependent processes through the automation of tasks and therefore improve time management and productivity in the company. It will be easy to automate or close such as marketing on board campaigns advertisements purchasing sales and many others. Through this technology, it will be easy for the company to position itself for future growth due to today’s highly competitive nature of the hotel industry (Lins FAA, 2018). This technology is going to empower businesses with new and improved systems which can offer better products and services for the company. This will reduce production time quality standards while enhancing customer satisfaction.
One of the challenges that are absorbed by using this cloud-based property management software is privacy and security. This is a very important ethical concern because the software is capturing the client’s data and information which should be kept secret. In an event that authorized access is obtained very sensitive data stored in the cloud can be accessed and provided to a third party which is a serious ethical challenge. The company needs to ensure that privacy and security mechanisms are highlighted to avoid such physical issues. The second ethical concern is compliance which is a major part of privacy and security mechanism. Maintaining cloud services compliance in response to the standards is very important. The company needs to comply with the standards that have been set to ensure the privacy and security of the customer’s payment credentials as well as their private data (Mont, et al., 2015). The company may also face challenges when it comes to performance metrics. The expected performance is supposed to be in line with what is stipulated in the service level agreement. Violation of the service level agreements can therefore attract penalties to compensate the customers.
However, the company is likely to benefit more by using the technology while avoiding risks and uncertainties.
